Whereas, the undersigned being the authorized officer of the Samruddhi Cooperative Bank Ltd. under the Securitization and Reconstruction of Financial Assets and Enforcement of Security Interest Act, 2002 and in exercise of powers conferred under Section 13(12) read with Rule 3 of the Security Interest (Enforcement Rules, 2002) issued demand notice dated 18.06.2025 calling upon the borrowers 1) Pravin Manohar Mahatpure 2) Suvarna Pravin Mahatpure, 3) Kamalakar Shalikram Ragit 4) Pravin Rameshrao Karole 5) Manish Arvind Mohod to repay the amount mentioned in the notice being Rs. 25,17,473/- (Rupees Twenty Five Lakh Seventeen Thousand Four Hundred and Seventy Three) within 60 Days from the date of receipt of the said notice & further interest at the contractual rate together with cost, charges & expenses. The borrower having failed to repay the amount, notice is hereby given to the borrower and the public in general that the undersigned has taken possession of the property described hereinbelow in exercise of the powers conferred on him under Sub-Section (4) of Section 13 of the Act read with Rule 8 of the Security Interest (Enforcement) Rules, 2002 on this 11" day of September 2025 The borrower in particular and the public in general is hereby cautioned not to deal with the property and any dealings with the property will be subject to the charge of the Samruddhi Cooperative Bank Ltd., Nagpur for an amount of Rs 25,17,473/- (Rupees Twenty Five Lakh Seventeen Thousand Four Hundred and Seventy Three) and further interest at the contractual rate together with cost, charges & expenses thereon.
The borrowers' attention is invited to provisions of sub-section (8) of Section 13 of the Act in respect of time available, to redeem the secured assets.
DESCRIPTION OF IMMOVABLE (SECURED) PROPERTY 1. All that piece and parcel of land bearing Plot No.5 admeasuring 195.16 sq.mtrs (2100 sq.ft) being the entire potion of Kh. No. 290/1,2 of Mouza Saoner nearing P. H. No. 34, Ward No. 94 together with present and future construction with in the limit of Nagar Parishad Saoner, Tah. Saoner Dist. Nagpur and Plot No. 5 is more particularly bounded as under East Plot No. 61, West- Chhindwada Road, North-Plot No. 4, South-Plot No. 6.
2. All that piece and parcel of land bearing Plot No.61 admeasuring 139.40 sq.mtrs (1500 sq.ft) being the entire potion of Kh. No. 290/1,2 of Mouza Saoner nearing P. H. No. 34, Ward No. 94 together with present and future construction with in the limit of Nagar Parishad Saoner, Tah. Saoner Dist. Nagpur and Plot No. 61 is more particularly bounded as under: East-Layout Road wide 20 ft., West-Plot No.5, North-Plot No. 62, South-Plot No. 60.

तर, अधोस्वाक्षरी केलेले हे आर्थिक मालमत्तेचे सिक्युरिटायझेशन अँड रिकन्स्ट्रक्शन अँड इनफोर्समेंट ऑफ सिक्युरिटी इंटरेस्ट ॲक्ट, 2002 अंतर्गत आणि सिक्युरिटी इंटरेस्टच्या नियम 3 सह कलम 13(12) अंतर्गत प्रदान केलेल्या अधिकारांचा वापर करून समृद्धी कोऑपरेटिव्ह बँक लि.चे अधिकृत अधिकारी आहेत (अंमलबजावणीचे नियम 20 तारीख 20 जारी केली आहे) 18.06.2025 कर्जदारांना बोलावणे 1) प्रवीण मनोहर महातपुरे 2) सुवर्णा प्रवीण महतपुरे, 3) कमलाकर शालिकराम रागीट 4) प्रवीण रमेशराव करोळे 5) मनीष अरविंद मोहोड यांना नोटीसमध्ये नमूद केलेली रक्कम परत करण्यासाठी रु. २५,१७,४७३/- (रु. पंचवीस लाख सतरा हजार चारशे बहात्तर) ही नोटीस मिळाल्यापासून ६० दिवसांच्या आत आणि खर्च, शुल्क आणि खर्चासह कराराच्या दराने पुढील व्याज. कर्जदाराची रक्कम परतफेड करण्यात अयशस्वी झाल्यामुळे, याद्वारे कर्जदाराला आणि सामान्यत: जनतेला नोटीस देण्यात आली आहे की अधोस्वाक्षरीने सुरक्षा व्याजाच्या नियम 8 सह वाचलेल्या कायद्याच्या कलम 13 च्या उप-कलम (4) अंतर्गत त्याला प्रदान केलेल्या अधिकारांचा वापर करून खाली वर्णन केलेल्या मालमत्तेचा ताबा घेतला आहे. 2025 विशेषत: कर्जदाराला आणि सर्वसाधारणपणे जनतेला याद्वारे मालमत्तेचा व्यवहार न करण्याची खबरदारी देण्यात आली आहे आणि मालमत्तेचा कोणताही व्यवहार समृद्धी कोऑपरेटिव्ह बँक लि., नागपूर यांच्याकडून रु. 25,17,473/- (रुपये पंचवीस लाख सतरा हजार आणि पुढील व्याजासह तीन व्याज दराने) आकारला जाईल. शुल्क आणि त्यावरील खर्च.
सुरक्षित मालमत्तेची पूर्तता करण्यासाठी कर्जदारांचे लक्ष कायद्याच्या कलम 13 च्या उप-कलम (8) च्या तरतुदींकडे आमंत्रण दिले जाते.
स्थावर (सुरक्षित) मालमत्तेचे वर्णन 1. 195.16 चौरस मीटर (2100 चौ. फूट) एवढा भूखंड असलेला भूखंड क्रमांक 5 चा सर्व तुकडा आणि पार्सल ख. पी. एच. क्रमांक 34, प्रभाग क्र. 94 जवळील मौजा सावनेरचा क्र. 290/1,2 सध्याचे आणि भविष्यातील बांधकामासह नगर परिषद सावनेर, ता. सावनेर जि. नागपूर आणि प्लॉट क्रमांक 5 हे विशेषतः पूर्व भूखंड क्रमांक 61, पश्चिम- छिंदवाडा रोड, उत्तर-प्लॉट क्रमांक 4, दक्षिण-प्लॉट क्रमांक 6 अंतर्गत आहे.
